Over 12 months, Clear Integrity Group led the construction management, repositioning, lease up and stabilization of the property.
The renovation included over $1,000,000 in interior and exterior upgrades. About 80% of the units were renovated with upgrades consisting of vinyl plank flooring, new appliances, resurfaced tub and tubs surround, resurfaced sinks, and resurfaced counters in bathrooms and kitchens. Renovation also included repainting or replacing all cabinets and added hardware, repairing or replacing all HVACs, upgrading plumbing and lighting fixtures, and adding new blinds and closet doors as needed. Exterior renovations included rebuilding patio enclosures, solar screen installation, fresh paint all apartment doors and building trim, new signage throughout, and general outside building repairs. Common area upgrades included upgrading the office, fitness center and laundry room.
In additional to the construction management, CIG upgraded tenant profile by enforcing new screening and community rules, partnering with local businesses and organizations.

Buffalo Business Park

Clear Integrity Group oversaw management and sale of this office asset with a stable cash flow in Cibolo, just northeast of San Antonio. The building is comprised of 17,510 square feet of office space with excellent visibility and accessibility from the primary thoroughfare in the area. The On The Grind Coffee drive thru tenant provides excellent exposure and traffic to the building. This former bank building has recently been totally upgraded and remodeled on the inside. When you arrive, you are greeted by an impressive statue of a buffalo, from which the building gets its name. From 1970 until 1990, there was a real buffalo stabled behind the building, Samson, the high school mascot.

This included a new design and color scheme, all new paint, new exterior lights, updated walkway ceiling and new signage. The building is solid, with concrete parking lot, and 6 of the 10 suites were recently remodeled. The center is fully leased and has a long history or retaining tenants - some as long as 30 years!

The renovation included over $1,500,000 in interior and exterior upgrades. About 90% of the units were renovated with upgrades consisting of vinyl plank flooring, new/updated appliances, resurfaced tub and tubs surround, new/resurfaced sinks, and resurfaced counters in bathrooms. Renovation also included repainting or replacing all cabinets and added hardware, repairing or replacing all HVACs, upgrading plumbing and lighting fixtures, and adding new blinds and closet doors. All plumbing and electrical issues were addressed. Exterior renovations included solar screen installation, fresh paint on the playground, fresh accent paint on all buildings, and general outside building repairs. The side balcony roofs were replaced with metal roofs for curb appeal.
Three and four bedroom floor plans were converted to one bedroom floors plans and taking the property from an initial count of 106 units to 130 units adding to the gross potential rent income and bottom line. CIG also converted the property from all utilities paid by owner to all utilities paid by tenants and upgrading tenant profile through community contacts and outreach marketing.
