6. What does a property turnaround look like?

 

A turnaround isn't one project or one quick fix. It starts with understanding the current reality of the asset. We assess the operation, identify the biggest performance gaps, establish priorities, create accountability, and execute against a measurable plan.

We focus on the fundamentals and build momentum through consistent execution. A successful turnaround doesn't happen because someone creates a great plan. It happens because the team executes the plan.

7. What are the first things Clear Integrity Group looks at when taking over a troubled asset?

We start with the fundamentals — our day-one intake framework

  • People. Do we have the right people in the right roles?

  • Process. Are there systems and procedures that actually support performance?

  • Financials. Where is the money coming from, where is it going, and where are the opportunities?

  • Physical Asset. What condition is the property really in?

  • Leasing. Why are units or spaces not leasing?

8. How do you know when a property has reached its operational ceiling?

A property can only perform as well as its market, physical asset, capital structure, and operating system allow. We look for the point where additional effort and investment are no longer producing a reasonable return.

That means asking:

  • Have we maximized occupancy?

  • Have we optimized rents and other revenue?

  • Are collections performing at an acceptable level?

  • Have we controlled unnecessary expenses?

  • Are operational problems being solved or simply managed?

  • Is additional capital producing measurable value?

  • Is there still meaningful upside?

  • What would it take to reach the next level of performance?

 

Sometimes the answer is more execution. Sometimes the answer is more capital. And sometimes the answer is: “We've reached the ceiling. It's time to consider the next strategy.”

Knowing the difference is part of being an effective owner.

9. What should an owner do when a property isn't performing?

Don't immediately throw more money at it. First, understand why it isn't performing.

  • Strategy. Is the current business plan still the right one for this asset and this market?

  • Execution. Is the team delivering against that plan?

  • Return. Is the capital and attention going into this property still producing a reasonable return?

 

Once those questions are answered, an owner can make a more informed decision about whether to hold, fix, reposition, refinance, or sell.

10. When should an owner bring in an outside operator or advisor?

You don't have to wait until the property is in crisis. Outside expertise can be valuable when:
